Forces Help to Buy (FHTB)
Forces Help to Buy allows eligible service personnel to borrow up to 50% of their annual salary (maximum £25,000) interest-free for up to 10 years to use as a deposit or for associated purchase costs. FHTB is not a government equity loan — it is an advance against salary repaid over 10 years. It can be used alongside a standard mortgage or a mortgage guarantee scheme product. We coordinate the FHTB application with the mortgage application simultaneously, confirming lender acceptance of FHTB alongside the mortgage before any application is submitted.
Long Service Advance of Pay (LSAP)
LSAP provides an advance of up to 90% of repayable advances, maximum £8,500 for most ranks, repayable over a maximum of 5 years. It is less widely understood than FHTB but has specific lender implications. We confirm lender treatment of LSAP as deposit before any application.
Posting Address History
Three years of address history is required for all mortgage applications. Service personnel with BFPO addresses, frequent UK postings and overseas deployments routinely fail automated address history checks. We identify lenders whose underwriters manually review forces address histories rather than rejecting them through automated screening. BFPO addresses, single service accommodation, married quarters and mid-tour moves are all handled by the right lender with the right application presentation.
JSP 464 and Tied Accommodation
Service personnel in tied quarters under JSP 464 cannot demonstrate rental payments to support affordability — housing costs are deducted from pay at source. We advise on how to present forces accommodation deductions accurately and which lenders understand the JSP 464 framework.
Rank-Based Pay and Allowances
Military pay includes base salary, X-Factor, operational allowances, HDT allowance and Commitment Bonus. Some lenders assess only basic pay; specialist forces-aware lenders include recognised allowances. On a Sergeant’s salary the difference between basic pay assessment and full allowances assessment can be £20,000–£35,000 of annual income — translating to £90,000–£157,000 more borrowing.
