LSAP as a Mortgage Deposit

Long Service Advance of Pay (LSAP) is an advance of up to 90% of due terminal benefits, subject to a maximum of £8,500 for most ranks. It is available to service personnel with sufficient qualifying service and is repayable from pay over a maximum of 5 years. LSAP can be used as a deposit contribution for a property purchase alongside a mortgage.

LSAP vs Forces Help to Buy

LSAP and FHTB can be used simultaneously for a property purchase. Combined, they can provide up to £33,500 in deposit funding (£25,000 FHTB maximum plus £8,500 LSAP maximum) — significantly more than either alone. We advise on the optimal combination for your rank, salary and service point. LSAP has different eligibility criteria from FHTB and the repayment periods differ, affecting the affordability calculation differently for each.

LSAP Lender Treatment

LSAP must be declared to the mortgage lender. Lender treatment of LSAP as deposit varies: some accept it as fully counted deposit; others treat it as a secured loan against salary (reducing maximum mortgage). Forces-specialist lenders are more familiar with LSAP and handle it more favourably in affordability assessment. We confirm lender treatment of LSAP before any application is submitted.

LSAP Eligibility

LSAP is available to regular service personnel who have reached the qualifying service threshold for terminal benefits and whose LSAP repayment can be completed before their projected discharge date. Specific eligibility is confirmed through your unit HR and JPA. We confirm the mortgage implications of your LSAP amount once eligibility is established.

What Forces Clients Say

★★★★★

"Used LSAP and FHTB together on our Aldershot semi. Localnest confirmed how each affected the mortgage calculation and the combined position was much better than I expected."

"LSAP alone wasn’t enough deposit. Adding FHTB gave us £29,000 combined and we reached the Church Crookham market on our Sergeant pay."

Sgt Paul and Cpl Amy N. · Church Crookham
★★★★★

"The lender we first approached didn’t know how to handle LSAP. Localnest went straight to a specialist underwriter and the LSAP was treated correctly in the assessment."

Staff Sgt David F. · Fleet, Hampshire

LSAP in the Hampshire and Surrey Forces Buyer Market

LSAP is used most frequently by senior NCOs and Warrant Officers approaching pension points who want to maximise the deposit for a quality property purchase before leaving the service. In Hampshire and Surrey’s market, where a WO1 or WO2 purchasing in Fleet or Farnham benefits from every pound of deposit contribution, combining LSAP and FHTB to reach the £33,500 maximum combined advance is a materially impactful strategy. We model both schemes simultaneously for your specific rank, salary and projected service exit date.

LSAP Repayment and Mortgage Affordability

The LSAP repayment deducted from salary reduces the disposable income available for mortgage affordability assessment. On a £8,500 LSAP repaid over 5 years, the monthly deduction is approximately £142. Most specialist forces lenders treat this as a committed outgoing that reduces the maximum mortgage by approximately £7,500 — well offset by the £8,500 deposit contribution in all but the most marginal affordability cases. Where the LSAP repayment creates significant affordability pressure, we model whether a shorter repayment term (reducing monthly deduction) or a lower LSAP advance produces a better overall outcome.
