Help to Buy Remortgage Advice

Your Help to Buy Equity Loan Fees Are Starting

The Help to Buy equity loan scheme ran from 2013 to 2023 and was widely used across Basingstoke. New build developments at Chineham, Brighton Hill, Lychpit and Popley saw thousands of buyers use the scheme — typically borrowing 20% of the purchase price from the government, interest-free for five years, with a standard mortgage covering the remaining 75%.

Those five years are now expiring for buyers who purchased between 2016 and 2021. From month 61, Homes England begins charging a monthly management fee of 1.75% of the outstanding equity loan value, rising each April by CPI inflation plus 2%. This fee compounds year on year and is separate from your main mortgage payment. It does not reduce the equity loan balance — it is a pure additional cost.

⚠ Time-Sensitive

If your Help to Buy purchase completed between 2016 and 2021, your fee-free period may already have started or be imminent. The monthly fee is unavoidable once it begins — but whether you redeem the equity loan or remortgage on better terms is a decision we can help you make before it costs more than it should.

Redeem vs Retain: The Two Options

OptionWhat It Means
Redeem the equity loanRepay Homes England in full using a larger remortgage or savings. Ends the monthly fee permanently. The redemption figure is the same percentage of your current property value as the original loan percentage — not the original loan amount.
Retain the equity loanKeep the equity loan in place and remortgage only your main mortgage. Monthly fee continues and rises annually. May be the right choice if redemption would push your LTV to an uncompetitive rate tier.

How the Redemption Figure Is Calculated

This is where Basingstoke homeowners are often surprised. The Help to Buy equity loan redemption is calculated as the same percentage of the current property value as the original loan percentage — not the original loan amount. If you borrowed 20% of a 300,000 pound purchase price (60,000 pounds), and your property is now worth 360,000 pounds, the redemption figure is 20% of 360,000 — which is 72,000 pounds, not 60,000.

For buyers on Chineham and Brighton Hill developments where property values have risen materially since 2018 to 2020, this difference can be significant. We calculate your specific redemption figure using a current market valuation before recommending which route to take.

Real Basingstoke Example

A buyer purchased on the Chineham development in 2019 at 290,000 pounds using 20% Help to Buy (58,000 pounds). Property now valued at 340,000 pounds. Redemption figure: 20% of 340,000 = 68,000 pounds. Main mortgage outstanding: 195,000 pounds. Total new mortgage needed to redeem: 263,000 pounds at 77% LTV — within competitive rate tiers and eliminating the rising monthly fee permanently.

Help to Buy Remortgage Reviews

Basingstoke Help to Buy Clients

★★★★★

"Bought on the Chineham development in 2019 on Help to Buy and had no idea what to do when the fees started. Localnest worked out the redemption figure, compared redeem versus retain, and we ended up redeeming and remortgaging on a much better rate. The monthly saving more than covers what the fee would have cost."

Rachel P. · Chineham, Basingstoke
★★★★★

"Brighton Hill new build, bought 2020. Equity loan fees started and we panicked a bit. Localnest explained everything clearly, calculated the exact redemption figure after the RICS valuation, and managed the whole Homes England process. Smooth from start to finish."

Connor and Sarah M. · Brighton Hill, Basingstoke
★★★★★

"Our property value had not risen as much as we expected so redeeming was not viable. Localnest advised us to retain the equity loan and remortgage the main mortgage separately. Found us a rate 0.7% lower than our existing deal and explained exactly what the equity loan fee trajectory looks like going forward."

Help to Buy Remortgage Questions

From month 61, Homes England charges a monthly management fee of 1.75% of the outstanding equity loan value, rising each April by CPI plus 2%. On a 20% loan against a 300,000 pound property this is around 88 pounds per month initially, rising every year. The fee does not reduce the equity loan balance.

From agreement in principle to formal offer typically takes 3 to 5 weeks for employed applicants and 4 to 6 weeks for self-employed. From formal offer to completion depends on your solicitor and the chain, but is usually 4 to 8 weeks. We manage the process throughout.

No. We are paid by the lender on completion. You pay nothing at any stage of the advice, application or completion process. The whole-of-market comparison, income assessment, lender selection and application management are all included.

Yes. If you have sufficient equity and your loan to value allows competitive remortgage rates after redemption, redeeming the equity loan as part of your remortgage is usually the right choice. We calculate your specific redemption figure and model the total cost of redeeming versus retaining before recommending.

The redemption figure is the same percentage of your current property value as the original equity loan percentage. If you borrowed 20% Help to Buy and your property is now worth 350,000 pounds, the redemption figure is 70,000 pounds regardless of the original loan amount or what property prices have done.

Retaining the equity loan and remortgaging only your main mortgage is a valid option. The monthly management fee continues and rises annually but you avoid the need to borrow at a higher LTV. We model the long-term cost of both options and present the comparison clearly before you decide.

Help to Buy was widely used on new build developments at Chineham, Brighton Hill, Lychpit, Popley and across RG21, RG22 and RG24 between 2016 and 2021. Taylor Wimpey, Barratt and Persimmon developments in Basingstoke were among the most active. If you bought a new build in Basingstoke during this period, check your original mortgage documents for the equity loan reference.
